How prices are set
Based on affordability
Prices are set so that households who meet a community’s income guidelines can afford to buy. They follow what buyers can afford, not market trends.
Set by each community
Each community’s owner follows its own pricing policies, based on the income guidelines its project is held to. That’s why prices differ from one community to the next.
One clear price
Prices are fixed. Owners don’t take offers or negotiate. Every buyer sees the same price for the same home, and that’s the price you pay.
Affordable Housing Depot doesn’t set prices. Pricing decisions, including how prices are set and updated, belong to each community’s owner under its own policies. Ask us about a specific community’s pricing, and we’ll get you the details.
What the price means for you
No sales costs built in
Prices are net of sales costs. Agent commissions aren’t built into the price, and the owner doesn’t negotiate them. If you choose to work with a real estate agent, any fee is arranged between you and your agent, separate from the home’s price.
Closing costs are separate
Like any home purchase, your loan comes with closing costs, such as lender and title fees. Your mortgage officer will explain them, and down payment or closing cost assistance may be available.
No bidding against others
Because prices are set, there are no bidding wars. Your focus is on getting mortgage ready, not on outbidding anyone.
Where to find prices
Each available home’s page shows its price, and each community page shows its price range along with its income guidelines and a quick income check.
Common questions
Can I make an offer below the price?
No. Prices are set by the community’s owner and aren’t negotiable. This keeps the process simple and fair for every buyer.
Why might a similar home cost more or less in another community?
Each community’s owner follows its own pricing policies, according to the income guidelines its project is held to. Those guidelines depend on the area and the program, so two similar homes in different communities can have different prices.
Do I need a real estate agent?
No. You can buy directly, and we’ll guide you through getting mortgage ready. If you’d like to use an agent, you can, but their fee is separate from the home’s price.
Can prices change?
That depends on each owner’s pricing policies. Owners may update prices, for example when income guidelines are updated. We’ll confirm the current price with you before you apply.
